A CP12, or Landlord Gas Safety Certificate, is an annual inspection of every gas appliance in a rented property, carried out and certified by a Gas Safe registered engineer. Landlords are legally required to have one each year. For homeowners it is recommended for peace of mind, but it is not a legal requirement.
